In today’s market of quick sells and fast talking contractors, you need someone who knows the business, has lived the business and is in the corner and best interest of the home buyer. Who was that for us? Sam Smargissi – a consultant and so much more.

My husband and I purchased a shell in the Seton Hill Historic District of Baltimore City, MD in January, 2008. Mr. Smargissi was there from the beginning inspecting the property and preparing us for the challenges we may face so that we were not walking in blind. He met with the contractor we chose and informed him that “we were his clients” so in other words – “you better not try any funny stuff”! What a great feeling to know that Mr. Smargissi was in our corner.

Throughout the renovations Mr. Smargissi kept in touch and on TOP of the contractor. My husband and I had no worries of having to be cheated in the end – Sam Smargissi made sure of that. This is to inform you of the professionalism of the HUD Consultant Mr. Sam Smargissi. Mr. Sam Smargissi has worked with and for me for the past 60-90 days. I was introduced to Sam through the Loan Officer. Mr. Frank Gilmartin of First Home Mortgages. It is through Sam’s hard work ethic, integrity, and his capabilities as a qualified and professional consultant that I have been very fortunate. Thanks to Sam, I did not purchase the property located at 5632 Wells Avenue, Mt. Rainier, MD.

A few months ago while I was attempting a purchase on Wells Avenue, Mr. Sam Smargissi met and performed an inspection of the property. This property would have been purchased with the intents and purposes as a residential property. Although, I was previously instructed by my realtor James Bynum of ReMax that this would not have been a favorable purchase, I proceeded to do so. The agent was reluctant to do so, however, he as my agent prepared the contract for purchase. As I proceeded with this purchase (as it is mandatory to have an inspection performed by an HR Consultant due to the loan being a 203K) and once Sam provided the inspection analysis of his findings in according to his level of expertise. I came out of this deal as a winner thanks to Sam. Sam made every effort possible to protect me from future foreclosure and a disastrous situation. As a potential purchaser I came out ahead due to the disclosure and findings of the inspection analysis. The property was/is condemnable: such were the findings, mold present throughout, foundational and structural issues, back portion of the house was falling due to the tree roots taking over the premises, no plumbing, bad electrical wiring if any and various other problems as noted in the report. To purchase the property would have been a total disaster and due to Sam’s diligence. I was spared the inevitable and could have possibly been spared to my life.

This is to inform you also that at present, Sam has been working to bring resolve to the current issues of concern to a property located at 9012 Allentown Road, Fort Washington, MD (for which I am now a potential purchaser). This home has some structural and water damage. However, these damages are repairable and this purchase will work favorably once all repairs have been completed. Mr. Sam Smargissi has assisted me in such a profound manner and through completion of the HUD inspection, issues were disclosed and at present being resolved. Mr. Sam Smargissi has created a win-win for all interested parties and I will be the homeowner for this property.

I recommend Mr. Sam Smargissi for any kind of cash award,, bonus meritorious award possible. I wish that there were more HR Consultants and people around that really care about the consumers.

I want to express my satisfaction with the FHA 203K program which recently helped me to complete. The structure of the program allowed me to purchase and rehab a house that was sorely in need of repair and turn it into a dream house.

The program was so comprehensive that it allowed me to take a house from an uninhabitable condition to a comfortable working home. It allowed me to customize the home in ways that I would never have been able to afford with a new development. Enabling me to role my construction loan into the mortgage, and at a very favorable rate, was a key to affordability.

Working with the representatives of the 203K program at Countrywide was easy. They guided me through each step of the financing process.

Finally, your assistance as the consultant, and your knowledge of the construction industry, the building and code requirements, and your help in understanding the necessary paperwork was all invaluable.

I would highly recommend this program to anyone considering buying a home. More importantly, I believe the 203K program could have a significant impact on neighborhoods and communities with housing in need of repairs and upgrades.

Thank you very much for all the info. I sent it to my agent as well. However, this is more than Amy and I are willing to take on so we are going to walk away from the property.

Again, thank you very much for honesty, experience, and frankness. A lesser inspector may have led us down a primrose path that would leave us in major trouble once we started the rehab. I’m glad that we were sparred that problem with your help. I certainly would recommend you to anyone else and told Paul, the loan officer, the same (as if he didn’t already know).

Sorry we will not be working together on this property further. If I find another property, I’ll be in touch. Do you do simple home inspections as well on non-rehab properties in case we eventually go that route?

Another Happy Customer

We got your report. Thank you for being so honest and wanting us to save money. You are certainly a man of integrity and Mike and I think the world of you. We will try to dome of the things ourselves. We would need you for the grading and the kitchen cabinet. The other things are pretty minor and I think we can manage them (carpet cleaning, grouting bathrooms, transitions between carpets). We are in no hurry to replace the carpet pad at this time. I will check on the front storm door this weekend.

You are a true Godsend and we are so thankful that we had you and your expertise. We know of a couple of other couples looking for housing. I have already told them I have someone that they can truly trust to give them correct information- no holding back!

Hopefully we will go to settlement on 4?10. I have emailed Emmanuel and James that the inspection was done and that we are happy with what we were told.

Mr. Sam Smargissi was my hud inspector for my 203K mortgage loan. Throughout the course of my rehab project many unexpected problems kept arising. Sam Smargissi was very helpful in dealing with my bank on my behalf in these situations. As busy as Sam Smargissi could be he was almost always available by phone, and when he wasn’t he was always very prompt in returning my phone calls. It was a pleasure to work with Sam Smargissi through this rehab process and I would recommend him to anyone.
